Surrender: Giving Back Your Ownership
Surrender — also called a deed-back or voluntary relinquishment — is the process of returning your vacation ownership to the club or developer. Not all clubs offer this, and those that do often impose conditions. It is generally the cleanest exit route when available.
What surrender means
In a surrender, you formally transfer your ownership interest back to the club or its designated entity. In exchange, your obligations — including future annual maintenance fees — are terminated. The process may or may not involve any financial payment depending on your club's programme.
When clubs accept surrenders
Clubs are most likely to accept surrenders in cases of genuine financial hardship, medical circumstances, estate situations (death of the owner), or when the product is fully paid up with no outstanding finance balance. Programmes vary widely — some have formal surrender processes; others handle requests case by case.
The process
Initiate a surrender request directly with your club's member services or legal department. You will typically need to complete forms, provide supporting documentation if required, and may need to pay an administrative fee. Confirm in writing that your obligations have been fully extinguished at the end of the process.
Avoiding surrender scams
Third-party companies frequently offer to arrange surrenders for large upfront fees. In most cases, the surrender process is initiated directly with the club and does not require an intermediary. If a company approaches you claiming to offer a surrender service, verify their credentials and the club's own process before paying anything.
